3  Pre–read any contracts that will be used in the purchase of your next property.

4  Educate yourself on how much it costs to do repairs or replace components of the home. Your Realtor will be able to help you determine these values.

5  Know what extra costs you may have to deal with after the purchase of your home. Your Realtor will be able to help with this.

6  If you thinking of writing an Offer on a property ensure you view the house a second time if possible. Buyers shop emotionally and a second viewing will help to put the home and what it truly offers in the right perspective.

7  Ensure you get pre-approved by your preferred lender before you start to shop for a home. The mortgage rate is usually protected for 90-120 days. This will help you save time and money. Longer rate holds are available for new construction.

8  Ask about Hydro loan programs or home improvement financing options that may be available. Your Realtor will help determine what programs may be available to you.

9  Look at the homes long term potential. Homes in some neighbourhoods appreciate faster than others. Ask your Agent to help you determine future trends in your neighbourhood.

10  Keep track of what you have viewed. Getting out and viewing homes helps you determine value. Let your Agent know what you like and don’t like. It paints a more clear picture.
